The honest version of why we are here
Appleton is not short of pest control companies, and several of them are good. We are not going to pretend otherwise or claim a local presence we do not have — the shop is at 600 S. Main St. in Clintonville, about thirty minutes north.
So the pitch is not speed. It is three specific things:
You deal with the owner. On a commercial account, the person who already knows your building is worth considerably more than the person who knows the product catalog. Around here that person is Brian, not a route technician rotating through a territory.
There is nothing to sign. No long-term contract and no cancellation fee, invoiced Net 30. That matters more than it sounds on a thirty-minute drive, because it means we have to keep earning it and you can end it the month it stops being worth having.
Pest and wildlife from the same person. Birds on your signage, bats in an older commercial building, a raccoon in a dumpster surround — most pest routes subcontract that or decline it.
If what you actually need is somebody who can be there in an hour, hire a Fox Valley company. We will say that on the phone rather than take the job and disappoint you in August.
The buildings we work in here
Food service. Restaurants, bars, cafés and taverns, mostly on the early-morning or after-close schedule. The work is inspection, drains and sanitation focus, targeted treatment rather than broadcast spraying, and a schedule that does not collide with service. See restaurants and food service.
Property management and multi-family. The largest share of what we do in Appleton. The failure mode here is scope rather than method, and we deal with it by inspecting and scheduling the building rather than the complaint. Property management.
Retail and convenience. Receiving docks, stockroom cardboard, stored-product insects in pet food and birdseed, and a sales floor where appearance is part of the finding. Retail stores and grocery and convenience.
Offices and professional buildings. Break rooms, refuse handling, entry doors, and the autumn fall-invader complaints that actually generate the tickets. Offices.
Schools, daycares and senior living. Sensitive populations, which means IPM in the real sense — monitoring, sanitation and exclusion first, low-impact targeted material only when warranted, applied outside occupied hours, with Wis. Stat. 94.715 notice where it applies. Schools and healthcare and senior living.
Light industrial and warehousing out toward the edges of the city. Manufacturing and warehousing and distribution.
Commercial tick control, which is a grounds job
This comes up more in Appleton than anywhere else we work, and it is worth treating as its own service rather than an add-on.
Apartment complexes, office parks, schools, daycares, campgrounds and senior living campuses here share one feature: mown turf meeting brush. A ravine edge at the property line, a creek corridor behind the parking area, a wooded buffer strip between buildings, an unmown bank nobody maintains.
Ticks live in that boundary band. They are not out in the open mown lawn and they are not deep in the woods — they are in the yard or two where the two meet, which is exactly where residents walk the dog, staff cut through, and children run.
So the work is:
- Walk the property line and identify the actual boundary band rather than treating the lawn.
- Targeted perimeter treatment on that band, timed to the season rather than applied at a fixed interval.
- Habitat management — mowing the margin, clearing leaf litter, and where it matters, a physical break of gravel or wood chip between turf and brush.
- Say where the limit is. A property backing onto a protected corridor has a permanently raised baseline and we are not going to treat somebody else’s greenway.
The tick and Lyme yard program covers the method in full, and the ticks in Appleton page goes into the local geography.
What you get in writing
Every visit produces a work order — what was inspected, what was found, what was treated and when, and the conditions your maintenance team needs to close.
If your building answers to more than that — a third-party audit scheme, a franchise brand standard, a customer QA requirement — those programs typically want a defined package on top: written scope, device map, trend record, corrective-action records with follow-through, labels and safety data sheets. Tell us what yours needs before the program starts so we can agree in writing who holds which piece. The gap discovered during an audit is the one worth avoiding, and one conversation at the outset avoids it.
Licensing and insurance are straightforward: Wisconsin Commercial Applicator certification #103689, general liability and workers’ compensation in force, certificate issued on request.
What we will tell you not to buy
A monthly walk-through with a sprayer, if what your building actually has is a dock seal problem, a floor drain nobody scrubs, or a bulk-storage habit. A recurring treatment manages that symptom indefinitely and never ends it.
We would rather identify it and say so, even when the honest recommendation is a repair and a change of practice instead of a service agreement. Having no contract on the table makes that an easier thing to say.
